Deck Maintenance

A deck can serve as the hub for outdoor dining and socializing, but like other areas of your home, it needs regular care to extend its longevity. In order to enjoy a great-looking deck during warm weather months, you need to do regular maintenance throughout the year. No deck will last forever, but taking care of it can really help to maximize its lifespan. Here are some deck maintenance tips from our real estate agents to help you keep your outdoor space looking great.

  • Deep Clean Annually
    It doesn't take long for decks to become dirty, and they need an annual deep cleaning to eliminate mold and grime and to help protective materials seep deeper into the wood. A deck cleaning solution and a scrub brush are the best ways to do it. You can buy one at your local home improvement store or make your own with water, vinegar, and baking soda. You can also use a power washer, but you run the risk of damaging the wood. Also, you should avoid using a homemade cleaning solution with a power washer, as you could clog the nozzle.   • Sand Before Sealing 
    Sanding your deck is an important next step, especially if you choose to pressure wash it.  Once you have a completely smooth surface, you can move on to sealing. Apply sealer evenly to protect your wood from long-term damage. 

  • Replace Boards When Necessary
    If you're noticing signs of rot or damage across one or two boards, then replace them. Pick-up some new boards with the same type of wood and stain, cut them to size, and then use a claw hammer to remove the old boards. Then, use a power drill with a screw bit to install the replacement boards. Keep in mind that this may create an uneven look -- as your new boards will appear less weathered. If you're replacing boards every year, you may want to consider a full deck replacement.

  • Do Some Light Cleaning Regularly
    Your deck is exposed to nature and the elements all year long. Long-term sun exposure, debris from nearby trees, storms, snow, and ice can all impact the lifespan.  As a result, it's important to do some regular cleaning and tidying of your deck area throughout the year. A quick sweep, light scrubbing, and rinse every month can help prevent damage.
     
  • Inspect It Regularly
    By inspecting your deck regularly, you can catch small problems before they turn into big ones. Each season, visually expect the boards for signs of rot. Wiggle railings to make sure they're secure, and remove any exposed nails. You can also fill any holes with wood filler.
